Happy day!! - though there's only one minute left; just walked in from day trip to NYC and am only now catching up on Internet, etc. Hope the rest of the day was as happy as it began with that tasty breakfast and best wishes for a fantastic year. You deserve it!

work's been busy, so i haven't had time to comment lately, but i wanted to say that your upstairs is really looking good---you guys deserve a nice, finished space and i'm glad you're getting so close to having it.
